Video

A 2-3 minute 'documentary' video can work wonders, particularly with social media. It is best done with you or your agent fronting and providing the voice-over, however we can provide voice-over if required.

Do......
  • Keep the video to between 1:30 and 2:00
  • Start with an interview/introduction outside the property
  • Ideally have narration for (or yourself in) a few different rooms (living area, kitchen, master bed, outdoor area) - your video expert will ensure each narration segment is interspersed with videos of other areas or close-up shots of special features to break it
  • Send Property Insider your proposed script for checking prior to shooting
  • Keep your viewers wanting more at the end of the video
  • Point out the features that are not readily apparent in the photos (e.g. butler’s pantry, recently renovated with a new extension)
  • Use phrases that target your market so that they can imagine them living there (e.g. if there are separate living areas, you can mention the adult area and kids retreat)
  • Mention the location
  • Have a few video shots of unique close-ups such as tiles, light fittings etc
Don't......
  • Make the narration sound too scripted
  • Discuss every feature of the house (e.g. bedroom 1 is spacious, bedroom 2 has room for the kids etc) – this is nothing “special” and you can just keep it to “This four-bedroom house…”
  • Try to cover everything – otherwise you will leave nothing to the imagination.  Less is more.
  • Show what you can see in the photos anyway
  • Just have a voiceover without any introduction
  • Exceed 2:20 of video - otherwise you will loose your viewer's attention span - you need to keep them interested and wanting more!
